1. Object and Scope
1.1 Under these Regulations (“Regulations”), Unicorn Real Estate s.r.l.s. (“Platform”) provides Property Owners (“Owners”) with a technological platform enabling the dynamic publication of holiday listings, and grants Tourists (“Guests”) the ability to submit booking requests.
1.2 These Regulations govern:

the publication of Listings;

the submission and confirmation of Booking Requests;

the payment of the deposit and the applicable cancellation conditions;

the relationships between the Platform, Owners and Guests.
2. Definitions

Platform: Unicorn Real Estate s.r.l.s., owner and operator of the website and related technology services.

Owner: the individual or entity that holds title to a property and makes it available for holiday rental by dynamically publishing offers based on availability and communicated rates.

Guest: a registered user who submits a Booking Request for a specific Listing.

Listing: the online profile containing description, photos, price, booking and cancellation rules for the holiday property.

Booking Request: the act by which a Guest expresses interest in reserving a property for selected dates.

Booking Confirmation: the Owner’s acceptance of a Booking Request, following receipt of the required deposit.
3. Registration and Account
3.1 To submit or manage bookings, Guests must register and provide accurate, up-to-date personal data.
3.2 Holiday bookings are personal and non-transferable. Each user is responsible for all activity performed under their credentials.
4. Publication of Listings
4.1 Owners upload Listings to the Platform, supplying all required information: descriptions, photos, prices, available dates, booking and cancellation rules, and any additional services.
4.2 Owners guarantee the truthfulness and accuracy of their Listings. The Platform bears no liability for errors, inaccuracies or omissions.
5. Submission and Management of Booking Requests
5.1 Guests select desired dates and submit a Booking Request via the online form.
5.2 If the Owner accepts, the Platform sends the Guest an email requesting confirmation, which includes:

the amount of the deposit;

payment details or a direct link to the integrated payment system;

the outstanding balance, payment methods and due date.
6. Deposit and Payment
6.1 Payment of the deposit constitutes definitive confirmation of the booking.
6.2 Failure to pay the deposit by the deadline automatically cancels the booking.
6.3 Any bank fees are borne by the Guest, unless otherwise indicated.
7. Cancellation and Penalties
7.1 Cancellation conditions and related penalties are specified in each Listing.
7.2 Any variation or deviation from the standard terms must be clearly stated in both the Listing and the confirmation email.
8. Obligations and Responsibilities
8.1 Owners must ensure the property’s availability, compliance with local regulations, safety and cleanliness.
8.2 Guests must use the property with due care, respect house rules and neighborhood norms, and report any damage or anomalies.
8.3 Platform provides the technological service only; it does not intervene in the direct contractual relationship between Owner and Guest, except to assist with technical disputes.
9. Privacy and Data Processing
9.1 Personal data are processed in accordance with the Privacy Policy available on the site.
9.2 Owners and Guests consent to the processing of their data for booking management, invoicing, fiscal compliance and operational communications.
10. Amendments to the Regulations
10.1 The Platform reserves the right to modify these Regulations at any time. Changes will be posted visibly on the site and will apply to all new bookings from the date of publication.
11. Governing Law and Jurisdiction
11.1 These Regulations are governed by Italian law.
11.2 Any dispute concerning the interpretation or enforcement of these Regulations shall be subject exclusively to the jurisdiction of the Court of Sassari.
By submitting a Booking Request or publishing a Listing, the user acknowledges having read, understood and unconditionally accepted these Regulations.
